OVERVIEW
Located in an out-of-town industrial estate, the brief for the site was to develop human-centric placemaking principles for a newbuild masterplan including approximately 300 residential units and commercial floor space.
The development sought to create a new community for people of all ages and backgrounds with housing that is affordable, sustainable, attractive and desirable. The strategy was produced alongside a conventional design team of architects and transport planners amongst other consultants. The concept was to create a protected enclave to shield from industrial context, whilst maximizing the connection to the natural assets nearby.

DESIGN CONCEPT

With an overall site spatial strategy developed, then design strategies for specific key spaces could be evolved. Key attributes included:

Defined places with distinctive character - Public and semi-public hubs

Landscape orientation - Connecting people to the natural asset of a lagoon

Variety of experiences as users move through site - Series of threshold spaces and intimacy of scale
